Buying/Selling A Flat in Surbiton Court - IMPORTANT INFORMATION


Anyone wishing to buy or sell a flat in Surbiton Court (Flats 1-69) must liaise with the Association’s Accountants:

LICENCE TO ASSIGN & REFERENCES

A Licence to Assign is required before the sale of a flat in Surbiton Court can be completed.

Three references will be required from each prospective purchaser, one of which must be a Bankers’, employers’, solicitors’, or accountants’, confirming the prospective purchasers’ financial status, plus two personal references. Personal references should state the relationship or connection between the referee and the prospective purchaser, as well as attesting to their character and integrity. References must be credible and original, not copied from online templates or similar resources.

Once references have been approved, the Board will instruct its solicitors to draw up the Licence to Assign. Please note that this is not merely a formality but a legal requirement. References should be provided as soon as possible in order not to delay transactions and completion.

If a garage is included in the transaction, a separate Licence to Assign will be required for the garage.

Please Note that a garage in Surbiton Court may only be owned or purchased by someone who owns a flat in Surbiton Court (Flats 1-69).

SELLERS PACK

Effective 01 January 2016, there will be an administration fee payable by sellers for a standard pack of information (Sellers Pack). The pack will include statutory Accounts, Service Charge statements, Memorandum & Articles of Association, etc. The fee is currently £150.00 plus VAT. The fee is not repayable if the sale does not proceed and a separate charge will be made for any subsequent sale.

ALTERATIONS & RENOVATIONS TO FLATS

Prospective purchasers who wish to undertake alterations or renovations to their flats must apply to the Board for approval before any such work is started. For guidelines and details of how to apply please refer to Alterations & Renovations to Flats.

Residents should bear in mind that failure to obtain approval before starting any work may result in restorative or remedial work at their own expense, and may also cause delays should they subsequently decide to sell their flat.

HANDBOOK OF RULES & REGULATIONS

Prospective purchasers should consult the Handbook of Rules and Regulations which contains important information about living in Surbiton Court. Any queries should be directed to chairman@surbitoncourt.com.

Should you be buying a flat with the intention of letting it out, please ensure that your tenants are given copies of the Lease and a reference to the Handbook either as the link: https://surbitoncourt.com/Handbook_Introduction.html or on paper. The same also applies whenever new tenants move in.

RESIDENTS’ CONTACT DETAILS

It is essential that the Board has up-to-date contact details for all residents, not only to enable efficient communication but in case of emergencies. This is especially important for owners of investment properties, who should additionally provide details of key-holders and/or letting agents.
